Buying Your Dream Homes in Spain

Ok, so you are on one of our inspection trips and you see your ideal property. What happens now?

Buying Property in Spain is relatively straightforward. Where it takes months in the UK, it can take only a matter of a few weeks in Spain.

Well, you have seen the property, the beach, the local sights, now you are ready to buy.

You will need to pay a 3000 Euro holding deposit. which please understand is non- refundable.

The holding deposit is paid to the developer/builder. This freezes the price of your property, thereby protecting you against any future price increases.

Once this is done and you have opened a bank account. If you require a Spanish Mortgage, this can then be discussed with the bank manager or at your request we can get an independent mortgage advisor to contact you.

Finally you return home to organise your finances for the balance of the payments, safe in the knowledge that your property could possibly have increased in price by the time you complete.

The main Contract for completion will usually be posted to you and your legal advisor within 2 weeks. At this time you should sign it and organise the transfer of the second staged payment (usually 30% - 50% of the purchase price for an off-plan build), You can then sit back and wait until completion date to pay the final amount.

Deposits on Key-in-hand properties where the properties are finished, can be as low as 20% with the balance due on completion and not staged as in off-plan properties.
